“What Do I Do With All This Stuff?”

Many options are available to help downsize belongings.  Some require more work and time than others.  Items with sentimental value can be among the most difficult to condense.  Fortunately, there are apps, great books and professional help to guide this effort, if desired.  Estate sales are often used by people who want to empty the entire home of all contents.  An auction house will come in to oversee the process and sell everything from jewelry to pianos.  Yard, garage or moving sales are also very popular.  They are utilized when there is a smaller amount of things to be sold (not all contents of the home).  These sales can be profitable but must be well-planned and executed.  Some folks love to do these sales for their belongings – they love planning and arranging, pricing and socializing with buyers.  Not everyone feels this way, though.  Also, it’s important to have adequate security and to be somewhat flexible about expectations.  It can be very time-consuming to prepare for this type of sale, as well.  Thought should be given to whether the investment in time and effort will be rewarded with adequate financial gain.  Again, there are professionals who will organize these sales, but it’s important to consider that this is another cost associated with selling these items.  EBay is another avenue to sell individual items.  This can be very time-consuming and many users find the site to be difficult to navigate as a seller.  The seller must be willing to commit to the time required to list, sell and ship their item.  There are many other possibilities to consider but we ran out of time, so perhaps we’ll return to this topic in the future.  Anyone who wants to downsize or declutter is a great lead for me.

A Walk Through an Interior Design Project

Last year one of my clients wanted me to refurbish some things we had done 8 years ago. She wanted to keep the look we had created but some things needed to be replaced because of wear and tear and somethings we were unable to do before because of budget restraints.

First on her list was to replace the area rugs in the kitchen & laundry room.  I was able to replace the custom area rugs we had used originally with the same carpet & border.

The pillows on the bench & chairs in her kitchen window, needed new filling so I had my upholster re-stuff them with new foam.

We installed new fireplace screens with new gas logs that have a remote control in the living room and den. She loves the ease of having a fire any time she wants, with just a push of a button.  These fire places were rarely used before, but now she really enjoys siting in the den with her morning coffee watching the flames (even in the summer).

Next we created a custom coverlet for her bedroom with a shirt & lots of custom pillows. The coverlet & shams are reversable, so she can change the look when she wants. I also had a recliner chair, bench & dressing room stool reupholstered for her.

This year we are going to tackle the bathroom. It is going to be a challenge because she wants to keep the original peach tile, but tie it into the color scheme in her new bedroom.

For some reason Buyers tend to back off during the holidays. Here is why you should do the opposite:

Rates

Rates have moved up 1% since last December, now hitting the 5% mark on a nationwide average.

It’s better to buy now because it will be cheaper than buying in 2019

It’s only going to go up. How up, who knows. However, the Federal Reserve Board and Economist alike know it has to be gradual and slow. It is not unrealistic for rates to hit 6% in 2019

Home Prices

Due to a rapid increase in home appreciation the last 2 years and some home buyers hitting an affordability wall, home sales have decreased the last several months.

In addition, home prices tend to be lower in winter months, especially in December. Up to 18% lower in some areas.

Zillow is seeing a sharp increase of properties with price cuts, even in hot areas like Seattle, Boston, Las Vegas and Los Angeles

In my recent online search for properties in Los Angeles, I can see more than half the properties listed have price reductions.

Homes are sitting longer, which means price reductions.

Conclusion

If you are in the market or thinking about it, now is the time to refinance or buy a home. Go to Christmas parties, eat a lot of food, be merry, but don’t stop searching for properties. While others sit back and wait till January or February you can find and get the best deals for all the reasons I stated above.

C-Corporation

  • Typically thought of for Public Companies
